Short-term rental agreement

Version 1. Every guest accepts this agreement, the house rules and the cancellation policy when they book. The person who books (the "Guest") is responsible for everyone staying with them.

1. The parties and the stay

This agreement is between EDM Holdings LLC (the "Host") and the Guest named on the booking. It covers the home, dates and number of guests shown on the booking confirmation. This is a short-term vacation rental, not a lease, and gives no tenancy rights.

2. Check-in and check-out

Check-in is after the time shown for the home (normally 4:00 PM) and check-out is by the time shown (normally 11:00 AM). Late check-out without permission may be charged one extra night. Door codes and the address are sent by email before arrival and must not be shared.

3. Guests and occupancy

Only the number of guests on the booking may stay overnight, and never more than the home's maximum. The Guest must be at least 21 years old and must be staying at the home.

4. House rules

The Guest agrees to follow the house rules for the home, including: no smoking or vaping inside; no parties or events; quiet hours; pet limits; and staying out of areas marked off limits. Breaking the house rules can end the stay without a refund.

5. Payment

The total shown at booking is due in full to confirm the reservation. Card payments are processed by our secure booking and payment provider.

6. Damage deposit

A refundable damage deposit, in the amount shown at booking, is collected shortly before check-in and released shortly after check-out. The Host may claim against it for damage beyond normal wear, missing items, extra cleaning caused by the Guest, or fees from breaking the house rules (for example smoking or an unauthorized party), and will tell the Guest what any claim is for. If nothing is damaged, the full deposit is released.

7. Cancellations

Full refund if you cancel 14+ days before check-in. 50% refund 7-13 days before. No refund inside 7 days. Booked 7+ days ahead? You also get a full refund if you cancel within 24 hours of booking. Refunds go back to the original payment method. If the Host has to cancel, the Guest gets a full refund.

8. Pets

Pets are allowed only where the home's listing says so and only up to its limit, and must be included in the booking. The Guest is responsible for any damage or extra cleaning caused by pets. Assistance animals are always welcome.

9. Care of the home

The Guest will leave the home in reasonable condition, lock up at check-out, and report any damage or problem to the Host promptly.

10. Cameras

Some homes have exterior security cameras, which are disclosed on each home's page. There are no cameras inside any home.

11. Liability

The Guest uses the home and its amenities (including any fire pit or grill) at their own risk and is responsible for the safety of their group. The Host is not responsible for loss of, or damage to, the Guest's belongings, except where the law says otherwise.

12. Entry

The Host may enter the home in an emergency, to make urgent repairs, or if a house rule is being broken, and will try to give notice first.

13. Governing law

This agreement is governed by the laws of the State of Iowa.

14. Signature

The Guest signs this agreement by ticking the box and typing their full name when booking. The date, time and agreement version are recorded with the booking.
